Manufactured home lead... covered in dog urine, feces, and a dead body had sat in there for 2 weeks undiscovered. I had no experience with this kind of home and didn't think anyone would want it. However, I have built some great relationships with local investors and I made a phone call to one guy who I thought may want to have a look. He jumped. After some negotiating and a septic inspection we are under contract with a $10k assignment. I almost passed this one up as I didn't know much about them and did not want to flip it myself. A prime example of why relationships are the foundation of success and why we cannot do this alone!
