We are in contract as of Monday for Rental Property #4, turn key property (2010 Joline St. Wichita Falls TX 76309). Purchase is $130K. Loan will be $104K. 20% down is coming from Rental Property #1 (cash out REFI) located on 1804 Monroe St. Wichita Falls TX 76309. The best part is EXACTLY what this PROGRAM teaches you....OPM is paying for everything. The Rent for #4 will be $1100/ mo, and the mortgage is $764/mo. We always pay off the full year for Taxes and insurance cuz we don't like incorporating it in the mortgage payment. Because the tenants are paying for everything....we've taken it to another level by giving our tenants free utilities for NOV, and free rent on DEC. Our circle of friends and family said we're crazy, but my wife and I quietly in agreement understand that it is the least that we can do to give back. In our monthly newsletter to our Tenants, we are providing tips on how to save money, how to fix their credit, and how to buy their own home....aaaaanna yes, you betcha, we recommended to our tenants Faster Freedom as a great start to financial freedom. I hope I don't get in trouble for not getting permission from Faster Freedom to include them in our Newsletter. Anyway, we are now focusing on #5 located on 2700 Palmetto Dr. Wichita Falls TX 76306. This will require a full rehab and foundation reno. #6 is located on 2013 Arthur St. Wichita Falls TX 76309, update kitchen bath, flooring, window, doors/frames, electrical, interior/ exterior painting, roof, landscaping.
