UPDATE: My loan officer said I can make this my personal residence if I do a rate and term refi, and have moved in prior to the refi, and have a lease on the old home, with an executed lease, proof of receipt for the security deposit and first month's rent. got the demo/haul away arranged (that's a BIG invoice but the house has a lot of big stuff in it, and they will do the deck demo along with full kitchen and bath). Landscaping is getting cleaned out soon too and I have started the ball rolling on the exterior bid process. Can't wait to see changes start to happen! Thanks to everyone for your support

Today I met the deck guy, my painter/handyman, and got the demo/haul away arranged (that's a BIG invoice but the house has a lot of big stuff in it, and they will do the deck demo along with full kitchen and bath).
