The location is in the highly desirable south Charlotte in a great school district. It is 0.75acres in a beautiful tree-lined community that has a creek in the back of the property. It is $2,700sq-ft SFH that is configured as a 4bed/4bath. We plan to reconfigure to a 5bed/ 4bath. This awesome off-market deal came about through my network. One of my go-to finance brokers let me know it might be coming available. We flew in to Charlotte to check on an MTR we own there and was able to meet the sellers. The sellers are a sweet, older couple that have lived in that home since the 70's. They are about to move into an assisted living community, but the construction on their unit isn't complete and has been pushing out. Seeing an opportunity to solve their issue, we made them an offer with an opportunity to rent back as long as needed for them to make the transition. That way they didn't have the stress of trying to thread the needle on timing and they can work on the mental and physical process of their eventual move. After reviewing the condition of the property we made them a fair offer that was lower than their ask, but in the end they accepted and the feedback was it was because we worked with them on the timing and they liked our compassionate approach.
