I partnered with a friend looking to do a high end flip - I did the entire design and construction management as my "investment" and walked away with just shy of 300,000. It was a ton of fun to design and execute but l am so happy to be out and done! In the end it took us 8 months to complete which I suppose is a good return based on the timeline but this sucker became an obsession that consumed way to many hours.
