2022 WINS ¿ j We joined FFU in April and have invested in 2 properties since. A conversion (hack) and a "forced multi-family," as I call it, that we closed on THIS MORNING. Total rents coming in a little over $10k GROSS with 5 total "doors" 6g never saw it coming and so glad we took the plunge into mentorship. Here are a few thoughts for anybody feeling paralyzed and who want to start 2023 strong W 1. ACTIONS MATTER MOST. I've been reading and studying and listening and re-reading for years. Paying for FFU was the first concrete action we took toward real estate investing, and it was the best one. Real talk - Our house hack was sloppy AF. Seriously. We got a personal loan to fund it...lt was over budget, past deadlines, and just messy. Buuuut, it was the mental bridge we desperately needed to believe we could do this thing. 2. It's easier than it FEELS. Don't get me wrong; there's work...LOTS OF IT. What changed for me this last year was letting FACTS inform my FEELINGS. How? Ilearned how to REALLY analyze a deal. I still have a lot to learn, but damn did it mitigate a sh#% ton of fears once I started seeing real deals with positive cash flow AND equity to boot (CA is a weird state but has CRAZY potential if you get in front of the right people).
